Since several of the buildings house businesses or continuing operations of the University and the others have only recently been vacated, they are in good condition and already have heat, hot water and utilities. You are invited to purchase the buildings outright, lease them in their entireties, or rent the space you need from the wide array of available offices and laboratories. When leasing of a building is arranged, the University will be responsible for the facilities' management and maintenance.

As an example of the reutilization of the buildings left empty by Clarkson's campus evolution, Clarkson Hall received a complete renovation in 2001 and now houses a new physical therapy service. The result of a partnership formed between the University and Canton-Potsdam Hospital, the project had such momentum that other doctors, health care-related businesses and three complimentary commercial physical therapy enterprises have leased the remaining space in the renovated building. Another of the downtown campus buildings, Lewis House, has been transformed from the former student union to the call center of Fused Solutions and professional offices of Sunmount Developmental Disabilities Services.

General terms for potential tenants in Clarkson’s Downtown Campus Business Center:

  • Immediate availability.
  • Base rental costs range from $7 to $9.50/square foot/year, indexed annually by the C.P.I. (For example, at a rent of $7/sf, 1000 s/f of space would be charged $584 monthly, based on the $7,000 annual rental fee.)
  • Tenant preparation renovations to be done at the cost of and under the direction of the tenant, subject to review and approval by Clarkson.
  • Clarkson (at its expense) would paint, install drop-ceiling panels/lights, and carpet the tenant space after tenant preparation renovations done at the tenant's expense and direction were completed.
  • All utilities to be paid for by the tenant, including electric (separately metered), heat (via a method to be determined), phone, inside custodial (excluding building common areas), etc.
  • Clarkson will provide exterior custodial and snowplowing, as well as inside common area cleaning (e.g., the bathrooms and hallways).
  • Even though owned by the University, all space within the Clarkson Business Center rented to for-profit companies is considered taxable. Any taxes assessed on your business space will be added to your rental fee and paid to Clarkson.
  • Clarkson will provide trash removal for those tenants occupying 500 square feet or more; for which a surcharge will be added to their rent, and determined on an individual basis.
  • While a large number of parking spaces throughout the downtown campus exist, there is no guarantee of parking availability if all buildings are fully leased out.
  • Multiple year leases preferred.
  • Clarkson will provide an identifying sign for the building's exterior and a directory of individual tenants inside each building.
  • Clarkson lease terms require one-month security deposit and first month's rent.
  • Internet access, though not provided through Clarkson's system, is available through local third-party providers, including Slic Network Solutions.

Special services available to Clarkson’s Business Center Incubator Tenants:

  • Immediate availability.
  • Base rental costs range from $7 to $9.50/square foot/year, indexed annually by the C.P.I. (For example, at a rent of $7/sf, 500 s/f space would be charged $292 monthly, based on the $3,500 annual rental fee.)
  • Essential space preparations completed and provided at no additional charge to the tenant, to include installation of drop ceiling & lighting fixtures (where needed), fresh paint, carpeting (depending on business use), electrical wiring and sheet rocking.
  • Additional tenant renovations will be done at the cost of and under the direction of the tenant, subject to review and approval by Clarkson.
  • Rent for the tenants of Clarkson’s Business Center Incubator includes heat, electric and some custodial (trash removal, cleaning of building common areas).
  • Utilities to be acquired and paid for by the tenant include phone and Internet (available through third-party vendors, such as Slic Network Solutions).
  • Clarkson will provide exterior custodial and snowplowing, as well as inside common area cleaning (e.g., the bathrooms and hallways).
  • Incubator business support services are available, including USPS mail drop, and UPS parcel pick up/delivery.
  • Even though owned by the University, all space within the Clarkson Business Center Incubator rented to for-profit companies is considered taxable. Any taxes assessed on your business space will be added to your rental fee and paid to Clarkson.
